A mortgage loan is a long term loan, which stays in place for as little as 15 and as much as 30 years. Savings on these long-term loans add up substantially in the long run.

A mortgage is a very long term commitment and so is saving money. If you intend to live in the same property for three years or longer, then it is a good plan to try and buy that property. Because the costs associated with buying property and moving are very expensive. A piece of property needs to have appreciated at least 15% before any thought should be given to moving and this does not happen in a period as short as three years.

Make sure you pay attention to your finances before even applying for a mortgage loan. This means seeing what you can afford, paying off high interest rate credit cards and other loans, and checking your credit report to dispute erroneous records. Ensure that all bills are paid on or before time as this influences your credit record. The better your credit rating, the lower the interest on your mortgage will be.

Avoid taking out interest only loans and remember that sooner is not necessarily better. A 15 year mortgage is a short time to pay off a home loan, and the interest will definitely be higher as will the repayments. 30 year mortgages have lower interest rates and lower repayments which makes them more easy to afford.
