1031 Exchange Applies to Vacation Homes

McNamara - Under Revenue Procedure 2008-16, which went into effect March 10, a 1031 tax deferred exchange, which allows the owner of an investment property to roll over gains into another “like-kind” investment property, thereby, deferring the taxes on the gains, can now include personal vacation homes under certain circumstances. However, the personal use of a vacation home must officially be restricted, usually keeping personal use to less than 14 days per year or 10% of the time it is rented out to third parties. The Buyers First Way of Putting Together a Home Buyers List

Most will remember that when you originally decided to start investing in real estate, one of the best things you were probably instructed to do was formulate a buyers list. This is simply a list of names and contacts that are looking for specific houses or properties. You were told with a good buyers list you may never have to put a property on the open market.

A “Buyers First Program” is designed to take that to the next level. Instead of wholesaling to real estate investors with all the associated risks, I chose to work with Real Estate Agents and use the entire MLS as my inventory. I develop a “retail, end buyers list” to give to agents. The system is fully RESPA compliant and is readily accepted by the traditional Real Estate community. Consider the fact that Real Estate Agents only do things that are fully disclosed and traditional in nature. Dealing in the regular real estate arena, it has to be simple and fully compliant.

The buyers list should consist of people who are looking for a specific type of property. It may be someone who wants a 3 bedroom 2 bath house in the south part of town. There may be people on the list who are only looking for a certain kind of property at a set price.

Making a list of buyers is easy. One of the best ways to do it is with a three line classified ad promoting a special report titled “Yes, You Can Purchase a Home Even if You Have Bad Credit but have some Closing Costs” or “The Four Things Every First Time Home Buyer Should Ask their Real Estate Agent.” With that in the local newspaper and a toll free number, you can locate many people looking for a home. Some folks will call and are just curious. The easiest way to handle these people is to allow them to ask questions and answer them to the best of your ability. They usually call back later telling you they are now in the market for a house. Any way you do it, your list is made up by the contacts you make.

You can also gather names from family, and friends. People know people. On line Ads works and is yet another proven way. By putting together a buyers list, you can categorize the individuals into groups.

You can then get your mortgage broker pre-qualify people that are on your list. Some people will have credit issues and others will be in the process of repairing their credit. These are perfect prospects.

Formulating a buyers list means you have a good start on a marketing plan of action. Every business has a client base. Think of your buyers list as your client base. The more you have, the more business you can do. The more you do, the more money you can make. By formulating a buyers list, you are building a strong, stable and long term real estate investment business

Forex: Loads and Loads of Dollars, or Not!

This process is also called pairing. In this case EUR/USD at 1.58290 means that one Euro costs 1.5820 USD. Pairing can be reversed and USD/EUR at 0.631671 means that for less than a Euro (0.631671) our European partners can purchase one US Dollar!

Now, if you owned Japanese Yens for example and wanted to purchase Euros with them, EUR/JPY at 161.178 you’d need 161.178 JPY to buy one Euro. Since there are no USD involved in this specific transaction we no longer call it a pairing but a cross rate!

Even the most successful Forex Traders today were beginners once. In the old days, in introduction to the Currency Exchange market required a lot of studying in order to understand the complexity of this field, but luckily, technology has made this requirement a thing of the past. Bear Bile Farming Causes Unnecessary Torture to Poor Bears

Bear bile farming is a very disturbing, yet a common practice, in some places. It causes extreme pain to the bears. During the process, it can be observed that bears gnash their teeth, bite their cages, moan, and even chew their own paws because of the pain.

The Process - Bile extraction is done in the crudest manner, and without any form of sanitation. The persons conducting it are unskilled and the process is not up to modern veterinary standards. Most of the bears die during or soon after bile extraction. If they live, they suffer from liver cancer, as a result of chronic inflammation and infection of the gall bladder and liver. Generally, farmed bears live only up to 4 years.

Why People Bile Bears - Bile is a digestive liquid produced by the liver and stored in the gall bladder. Bile gathered from bears has been used in traditional Chinese medicine for at least three thousand years for a variety of purposes. It is used in Chinese physiotherapy, to cure inflammations and to dissolve gall stones and kidney stones. Also, it is thought to help detoxify the liver and improve eyesight. And according to research, bears are the only mammals that produce the bile salt ursodeoxycholic acid, which is effective in treating some liver diseases.

Originally, bear bile was gathered by killing wild bears and removing their gallbladders. In recent decades, when wild bears became increasingly rare, bile became prohibitively costly for most Chinese. But then, during the year 1980, the Chinese bear bile farming industry adapted a technique first developed in North Korea. This involved extracting bile from captive bears without having to kill them.

Bear Cruelty - The bears are housed in cages hardly large enough to hold the animal itself. To get the bile, an incision is made in each bear’s abdomen and a catheter (which is basically a plastic or rubber tube) is then inserted into the gallbladder. The bile is drained through the catheter and then gathered for sale.

What does the process involve? To gather the bile from the gallbladder, a connection from the gallbladder (located deep inside the body) to the surface has to be established. The connection, which is medically called fistula, is made in any of the three ways: insertion of a metal tube, insertion of a plastic tube, or creation of a tissue bridge between the gallbladder and skin. The connection is conducted by untrained and unskilled individuals who do not observe modern veterinary standards.

A metal jacket is donned on the bear to be biled. It is worn around their bodies and it has a collection container attached to it. There are bears forced to lie on the floor of their small cages so the bile will drip downward. Keep in mind that their crush cages are extremely small. The floor is made up of iron bars so the bears cannot stand or lie down on firm ground. This results in neck and back injury. Since a bear’s body will try to exclude the inserted metal or plastic tube or close the tissue bridge, scarring and damage is done to both the inside and outside of the bear. Sometimes, to prevent the closing of the incision, hot pieces of metal are inserted without any form of sedation or anesthesia. Bile is collected twice a day, and this goes on for the rest of their lives.

Why Bear Farming is Useless - This is all very unnecessary. There is no need to make poor bears undergo such abuse. The use of bear bile is obsolete. There are at least 75 herbal medicines that can be used as an alternative to bear bile. Of which, 54 are proven to work. These alternatives are a lot cheaper and more convenient.

Synthesized bear bile that contains UrsoDeoxyCholic Acid (the active constituent in bear bile) is available. All these alternatives are just as effective without the deaths of innocent bears. Let us put a stop to bear bile farming. It causes unnecessary torture to poor bears.

Real Estate Now!.

Slow Market! People jumping off the bandwagon that they were riding on for five or six years, the real estate bandwagon.

Thats a big mistake. Real estate is still the number one vehicle for building wealth in America today and will probably be so throughout our lifetime and our children’s lifetime.

There are many reasons why this is so, but the two biggest reasons are one the reality of life; “You have to have a place to live!” and two, “The leverage” that real estate allows.

Lets explore each:

The reality of life seems to escape some people in a slow market, but here it is restated so it is easy to understand:

Everyone needs a place to live.

We are pack animals and we like to live near one another (and the requirements of water, sewer, electricity, etc. make this unavoidable).

There are more of us than ever before, and the numbers are growing.

We come in varying degrees of economic strength ( so we buy real estate in many differing price ranges and types of configuration).

Reason number two the Leverage, restated in everyday terms:

Real Estate is the only investment I know of where you can get in the game for as little as five to 10 percent of purchase price (in rare occasions a little less, and sometimes it might take a little more, but 5 to 10 is doable all day long).

The stock market offers you a margin account where you could invest for 50% down, try buying rare coins for 10% of the sellers asking price! Real estate allows an investor to obtain ownership for as low as 1/20 th of the price of the product, and then to receive the entire 100% appreciation during ownership!

If the above wasn’t enough to make real estate the way to go (and it is), while you’re owning it you can have others (tenants) pay the debt service (mortgage payment), and receive varying tax benefits from the government.

There are an unlimited number of ways to “Play” in the real estate market, but they all should be preceded by a good basic education of what the opportunity is about. I think that basic foundation can be obtained best by taking a solid real estate licensing course (the State of Florida’s real estate license courses are robust!).

You can now avail yourself of a solid understanding of the basics of real estate online, and you can do so for under $300, a bargain in my mind!

American Made Soy Candles

There has been a huge movement in the last few years for Americans to buy American made items. It is partially because when you purchase goods made in a specific country - it’s that country’s economy that benefits from the purchase. In these days of economic hardships in the United States, it only makes sense for Americans to buy American to help bolster our own economy. Soy candles are a terrific way to buy American.

Soy candles start with a plant - the soybean plant. Soybeans are grown by American farmers. After planting the seeds in the spring and carefully nurturing the crop during the summer, the soybean is ready for harvesting by the farmer each fall. The beans are then transported to facilities which crush the bean, separating the meal from the oil. The soy meal (or meat) is used by many manufacturers in the production of both human and animal food. The soy oil is sent through a partial hydrogenation process that turns the soy oil into soy wax. The was is extremely soft.

The soybean wax is very soft so it works very well with containers. However, freestanding candles such as pillar candles and taper candles can not be made purely of soy wax because it is so soft. Any freestanding candle that is marketed as soy must have some other ingredient in it (paraffin wax is very common) so the candle will not become a complete blob of molten wax the first time it is burned. Another possible wax used to “firm” the soy wax is palm wax - a natural renewable resource. Other vegetable waxes, such as bayberry, candelilla, carnauba, castor, jojoba oil, ouricury wax (from the Brazillian Feather Palm) or rice bran may also be used to firm the soy wax to form the freestanding candles.

Soy wax candles are non-toxic so they are safe for humans as well as pets. Soy candles are extremely clean burning, producing at least 90-95% less soot than paraffin wax candles. The soot which is produced by burning a soy candle is black like it is with paraffin wax candles, but mostly a white color which may not be noticeable to the naked eye. There is very little black soot produced with a pure unscented soy candle. Adding fragrance and other additives to preserve color or to form freestanding candles can create more of the black soot. Soy candles also burn at a cooler temperature than paraffin wax candles which results in 20-30% longer burn time.

Scented soy candles hold a larger amount of fragrance than paraffin wax candles and can release the scent very easily. In fact, most of the time, a scented soy candle can fill the entire room with fragrance without being lit! Scented soy candles will carry the scent all the way through the candle and release it from the beginning to the end of the candle.

Soy candles are not just a healthy alternative to paraffin wax candles, but are also a natural alternative to them as well. Soy candles start as soybean plants grown by the American farmer, processed into wax by American manufacturers and sold to candle makers - many of whom are American. Buying a soy candle from an American company ensures that the profits stay in the United States, helping our economy and providing American jobs.

Phases of Atkins Diet

1. Induction - In this phase, which includes first 14 days of the diet, it is said that you will lose up to 15 pounds of your body weight. During this time, the amount of carbohydrates consumed per day will be less than 20 grams. The only carbohydrates included in your Atkins diet recipes will be low carbohydrate-content vegetables like tomato.

2. Ongoing Weight Loss - During this second stage, the consumption of carbohydrates is raised up to 5 grams per day.

3. Pre-maintenance - During this stage of Atkins diet meal plans, the rate of fall of body weight will be slower. Also, you can experiment various other foods to see whether they add your body weight or not. If found safe, you could add it to your Atkins diet food products.

4. Maintenance - You enter this phase when you find that you have reduced the body weight to the desired level. Also you could add some more carbohydrates to your diet which do not raise your body weight, like full wheat bread.
