Nothing Beats a Great Cup of Tea

Tea has been around a long time. Myth has the beginning of tea as a beverage dating back to about 2737 B.C. in China. Although long thought to be older than beer and wine, recent research shows tea to be about as old as beer but wine, as a fermented beverage, is older. Tea is, however, older than coffee.

Additionally, tea is a very popular drink even if it is not yet number one in the U.S. The FAO of the UN lists the production in 2006 of tea at approximately 3.6 million tonnes. Considering how little tea it takes to actually make a cup, about an ounce depending upon the type, there is plenty to go around for all the tea lovers of the world.

Do you need to worry about the caffeine in your tea? Most teas have less than coffee but it does still contain caffeine and varies from about 8 to 110 mg per cup. As you can see that is a wide range. Where your cup of tea will fall depends upon mostly the type of tea and how long it is steeped.

Vitamins, minerals, flavonoids, and polyphenols are among the benefits you get from drinking a cup of tea. These help fight off the effects of our daily lives by getting rid of free radicals and also boost our bodies’ defenses. Some studies show positive effects in preventing cancer and warding off the dreaded disease Alzheimer’s. All from drinking a simple cup of what I would argue is the world’s favorite drink.

It doesn’t matter to most people what the history or economics or health benefits of tea are. They simply drink it because it is a great, flavorful beverage. It’s a good way to start a day or wind one down.

Over time, tea has not only been a drink. It has served as the basis for many ceremonies and events. You no doubt have heard of the Japanese tea ceremony in which a tea master will strive for excellence all his life. Then there is the afternoon tea that began in Great Britain by Anna, the Duchess of Bedford as a means of tiding one over from the morning breakfast till dinner which was served late at night. It developed into quite the thing to do and became part of English society.

Even though East and West can seldom agree on anything, one thing we all do agree upon is that wonderful cup of tea. It is savored both in the northern and southern hemispheres of the world and is the center of many social gatherings all around the world. It is even way of life in some places.

In the end, as the billion plus drinkers of tea around the world know, whether it is served from a clay pot or in a glass cup, tea is irresistible. So brew up your favorite flavor, enjoy the health benefits and drink a cuppa tonight.

Closet Cabinets - Helpful Or Just A Waste Of Space?

The most upscale way to redo your closet is to invest in a system made up of closet cabinets. These are custom-installed systems, usually designed by an employee of the company making or selling the system.

The designer or a measuring specialist will come to your home and measure all aspects of your closet. They will then go back to their office and design a closet based on your needs.

These designs often have a small fee associated with them, but the cost of the product does usually include installation.

You’ll have dozens of options when it comes to closet cabinetry systems. But you’ll also have flat shelf space as well as hanging space for your long and short garments.

You’ll also have shoe options, which might include flat or tilted shelves, or even gliding racks. Hanging areas will be placed at the perfect height, and all the extra space will be maximized with shelving.

Drawers are often included as part of the design, too. The closet designer should work with you, asking questions to determine exactly what you need in your space.

However, there’s one thing you should know: Installing closet cabinets will make your small area feel even smaller. You can get around this drawback by installing more lighting.

Sometimes, the closet designer will be able to include this, but other times, you will need to do it yourself or hire an electrician. Be sure to bring up any concerns about this with your closet designer.

Closet cabinets come in a variety of materials and finishes. From melamine to hardwood and white to walnut, you have the choice of many different looks.

Remember to purchase new hangers to complement your new closet system. Otherwise, it will look very funny with that mix of pastel hangers from high school!

Once you have settled on a closet with your closet designer, the installation will be scheduled.

You should ask your designer if you should clean out your closet first, or if the cleaning is part of the installation process. Whatever the case may be, you’ll love the new closet cabinets.

Build Equity with Shorter Term Loan

With rates on the downswing, refinancing your home mortgage loan could land a better interest rate. Refinancing with a short-term loan can be accomplished with low equity and a less than perfect credit rating. Monthly payments will be an increased amount, but the rewards include faster payoff and a lower interest rates.

Mortgage refinancing is about finding the best and most affordable interest rates. Long-term loans take time to pay off and more interest is paid out. An average mortgage loan is on a 30-year schedule. The amount of savings with a 15-year loan can lend significant savings over the duration of the loan.

Short-term refinancing can be a wise move for individuals with a consistent monthly cash flow. The increased monthly payment amount requires consistent income to meet the terms of the loan. Many short-term refinance loans have the same interest rate as long-term counterparts. Paying the same interest rate for a shorter term saves money over the life of the loan because the payment schedule is much shorter.

If equity is your goal (and it should be), a short term mortgage refinance should be a definite consideration. Your equity will build much more quickly because you are paying the principal amount of the loan faster - and equity is based on the amount of principal you have paid down. Higher payments means that you’re paying more on the principal which means - you guessed it - more equity, more quickly.

Equity is important because this reflects the monetary value of your property. Having higher equity will enable you to eventually own the property outright. With less debt associated with the property the value increases. Home improvements and educational expenses are more accessible as a result of the increased equity.

A higher monthly payment may be more difficult but the loan will be paid in half the time. This leaves more funds available for future endeavors associated with vacations and retirement plans.

Short-term refinancing of an existing mortgage loan will save money, increase equity, reduce the amount of interest paid and decrease the loan principal. Equity will build quickly. Less interest will be paid to finance companies over time and refinancing is an option that enhances the process of reducing or eliminating debt while building equity. The burden of a long-term loan is removed.
