Be Careful What You Put Down Your Sink

by Rob Carlton

You shouldn’t put everything down your sink, there are a few things which can block it up. If you don’t clean your drain out on a regular basis then it can quickly get clogged up. Actually your sink should only be used for waste water.

There are a few things which you should consider when cleaning your sink drain.

Food

You should not tip any waste food down a kitchen sink, no matter how small it is unless you have a garbage disposal system. This will cause your drain to get clogged up. Things which shouldn’t be put down kitchen sinks include vegetable peelings, fruit, pasta shells, butter, grease or pop corn kernels. These can block your pipes up. Bread and butter are not good for your pipes as it forms a sticky mixture which sticks inside your pipes.

Grease

You should never put grease down the drains no matter whether it is cold or hot. Grease will stick in your drain when it cools and forms a very hard plug. You should throw the grease away in an airtight container, throw this into the bin when it’s cooled down. Grease is one of the most common reasons why your drains will become clogged.

Detergents

You should only put washing up liquid down the sink, other types of detergents should not be used to put down your sink. These can clog up your pipes and cause huge problems. You may assume that it’s ok to use dishwasher liquid in your sink, however this is not suitable as it will not get broken up easily.

Pesticides

You shouldn’t ever pour pesticides down your drain. These can congeal when mixed with water which can block your sink. This can also eat away at plastic pipes and cause leaks.

Calcium Chlorate and Lime

If you have septic tanks then lots of people pour lots of calcium chlorate down the sink to stop the bad smell. It’s ok to use this in small amounts as long as it is formulated specifically for use down your strain. Calcium chlorate and line will cause major problems when it turns into cement. This can actually cause the pipes to break.

Oil

Never allow any sort of oil down your sink, especially lubricating oils, or cleaning oil. Not only is this damaging for your drain, it is also very bad for the environment. You should also avoid putting any moisturizer, baby oil or oil based soap down your sink. Throw them away by putting them in a container and in the bin.

Another thing which causes problems for your drains is hair. You should install a hair trap so that any hair is prevented from getting into your drain in the first place. Clean these filters on a monthly basis so you don’t run into any major problems.

Managing Receivables Pays Off

by Margot Brandlin

If you want to be successful in business, your customers have to pay you on time. If you’re like most businesses, you sell products on a credit basis, and then ask your customer to pay you later, such as within 30 days. During this time, you essentially lend money to the customer, and expect that you are going to be paid back. Only when the invoice is paid do you have the money you need to successfully run your business.

Unfortunately, getting the money you’re owed isn’t always as easy as just sending an invoice. Almost all businesses have customers who are slow-paying or don’t pay at all. If you’re not proactive in managing your receivables you can quickly deplete your cash. Here are some of the best practices you can implement to protect your company from late payments and delinquent accounts.

1. Make sure customers are worth credit you give them and avoid customers that aren’t. Before you accept orders, you can do credit checks and require credit applications. If the amount of purchase is big enough, you can ask for and receive financial statements. You should also set credit limits and hold to them.

2. Run aging reports and take a look at them regularly. Aging reports will help you know what the makeup of your accounts receivable is, and show which invoices are less than 30 days old, then those that are 30 to 60 days old, 60 to 90 days old, and later. Make sure you know how you should interpret these reports so that you can spot problems early. Have someone specifically on staff to follow up with late payers. As invoices get older, they become much more difficult to collect on.

3. Mail invoices promptly. The sooner you get invoices out, the sooner payments will come in. Also make sure that your bills are clear, accurate, and detailed; the more details you include on the bill, the harder it will be for the customer to dispute your charges.

4. Reward and penalize. Implement a plan whereby you provide incentives for prompt payment and penalties for late payments. For example, you could give customers who pay within 10 days a 2% discount. You can also automatically assess a penalty fee if a customer is more than 30 days late with payment, for example. Make sure you stay within any limits set legally, so that you don’t get yourself into trouble.

5. Pace your growth. A significant increase in sales can have a huge impact on your company’s receivables and cash needs. Tap into the advice of a seasoned financial professional to develop a strategy for growth; options to consider might include additional financing, a line of credit at the bank, or price adjustments. You may need to sacrifice some growth to ensure you don’t outpace your ability to pay your bills.

Successful companies continually seek new ways to improve their accounts receivable function because they know that improving the process can lead to significant financial gain. Fewer outstanding account balances mean fewer bad-debt write-offs and enhanced profitability. And a well-managed portfolio of receivables can boost cash flow and expand working capital.
