Take these simple steps.

* Before you put the “For Sale By Owner” sign on your front lawn, you will need to go through your home to get rid of the clutter. Clutter and dark colors tend to turn off most buyers. This means you will need to go through the clutter and weed out some of the things you can’t or don’t use. So what do I mean by clutter- clutter is anything personal; ornaments, too many books, clothes thrown everywhere. Getting the picture ? And by the way- get rid of your children’s toys!

Most people and especially home buyers hate bright or garish colors so if your home is decorated like this then re-decorate fast and do it now! Neutral or light colors are best as these allow your home to be seen to its advantage and create light and a feeling of space. Increase this feeling of light and space by increasing the power of your light bulbs and by increasing the number of your lights. A light,airy home is a home that sells.

If your carpets are worn, dirty or stained you should,whenever possible,replace them. If you can’t afford to or if they’re not too bad then clean them very,very thoroughly. Clean and polish all windows and mirrors so they gleam!

If your stairs, steps or banisters are loose, tighten them. Repair any water leaks and eliminate any signs of water damage, such as painting over the water stains . You may want to clean and replace all the caulking in your home. Make sure to repair any doors or windows so they will open correctly. Tighten any loose nuts, screws or bolts, especially on the light switches, doorknobs, and cabinet hinges. Any loose molding needs to be tacked down.

Your FSBO home has to smell as clean and fesh as possible. Use aromatherapy oils to get rid of or disguise any odors which your home may have. This is especially important if you have very young children or pets. Get a friend or neighbor to tell you if there’s any smells in the house, then get rid of them!
